Before you buy

  • Check the fire zone and insurance. In San Bruno, 5 of our 6 neighborhood guides have homes in a CAL FIRE fire hazard severity zone, the most in Crestmoor & Shelter Creek, Pacific Heights & Portola Highlands and Rollingwood & Monte Verde; our Flood & Fire Zones page counts them by neighborhood. For a specific home, ask about its zone early and get an insurance quote.
  • A view can change. Trees grow and neighbors build; ask whether any view protections or tree rules apply, and visit at different times of day.
  • Hillside lots can mean steep driveways, retaining walls and drainage work; include them in the inspection.

How we counted

Closed sales of houses (MLS property type “single family home”) with a San Bruno address between October 28, 2024 and October 27, 2026, reported to the MLS and read through the IDX feeds that power our home search, with repeat records from different feeds removed (same normalized address or same MLS number, plus the same sale date). A house counts when its listing description says so. Price per square foot uses sales with 400 sq ft or more and is compared with the median for all San Bruno houses. Neighborhoods are our guides’ outlines, placed by each sale’s map position. Past sales aren’t a forecast or the value of any one home.
